Your Questions, Answered

  • The sole function of the BLPOA is to maintain and operate the lagoon for the benefit and recreation of its members. BLPOA Membership is required of all homeowners and property owners with property fronting the lagoon.

The BSS is a volunteer-run organization – separate from the BLPOA, and open to all residents of Belvedere – that sponsors social events throughout the year and organizes sailboat races for Laser and Lido 14 sailboats in the summer.
Members of the Belvedere Lagoon Property Owners Association (BLPOA) are encouraged to also join the Belvedere Sailing Society (BSS) [link to https://www.belvederesailingsociety.com/] for social purposes.

  • The BLPOA and the BSS created a public Google Sheet for members to list / browse watercraft for sale, including Lidos, Lasers, Kayaks, Sunfish, Paddle & Peddle Boards, and Peddle Boats.

Anyone interested in buying a listed watercraft should contact the owner directly: all transactions will be solely between the two parties.

Please direct any questions to watercraftbulletinboard@gmail.com

Owners - don’t forget to remove your item once sold.

  • The water level of the lagoon is raised every April. The BLPOA Operations Committee determines the exact date based on forecasted rainfall and quality of the water in Richardson Bay (where the water is sourced).

Raising is a process that occurs over several days as water is flushed in and out, before it reaches optimal level.

See our annual calendar for high level information month to month.

  • Located at 50 Lagoon Road, the Mann Boathouse was dedicated to Sam and Bea Mann for their 60 years of devoted BSS volunteering and stewardship of the lagoon. The boathouse/yard is owned by the BLPOA and used for maintenance work, boat storage, annual meetings, and other authorized functions.

The boat dock may be used by BSS members who rent a space for their boat or board, to launch and remove their watercraft - no swimming.

There is no public rental of the Boathouse.

  • BSS members may have use of the BLPOA's small boat dry storage facility at 50 Lagoon Road for an annual fee and on a space available basis.

Please email if you are interested in a boat storage space.

  • Distressingly, there have been a number of sightings of coyotes coming in to yards facing the lagoon — especially when the lagoon water is low between November and April. They enter the lagoon easily through side yards, over fences, and houses under construction, and have been known to go after dogs and cats.

See the City of Belvedere Website Coyote Awareness & Reporting Page for more information.

  • If you pay your BLPOA membership dues annually, they are due January 1st of each year.

If you pay your dues quarterly, they are due January 1st, April 1st, July 1st, and October 1st.

Best bet - sign up to pay your dues automatically and never have to think about due dates again.

  • Please email Kirstin Hoefer (BLPOA Board Member) with your question or feedback.
