Membership Dues

Belvedere Lagoon Property Owners Association (BLPOA) members pay annual dues to support operations that maintain the quality and safety of the lagoon water and infrastructure.  

Annual Dues Cover:

  • Maintaining water quality, including frequent lab water testing, flushing of lagoon water, and applying approved chemical treatments to kill weeds as required.

  • Purchase and application of approved aquatic herbicides to prevent wire weed growth.

  • Boathouse upkeep including maintaining the docks and bulkheads, and equipment maintenance for the inflow/outflow valve and machinery on San Rafael Ave. 

  • Dredging and manual removal of invasive lagoon weeds. 

  • Collecting and removing lost watercraft, household items, and other debris.

  • Wages and employment taxes for our full-time lagoon maintenance crew.

  • Insurance for liability, property, business, and earthquake (increasing 8-10%+ every year).

  • Legal and administrative fees.

  • Property taxes and utilities for the boathouse.

❋ Pay Dues Manually

For those not on autopay, you will be mailed a statement every January with payment coupons to send with your payment every quarter or one time for the year. That is the only notification.

Quarterly dues are due Jan 1, April 1, July 1 and October 1. Late fees are $10 /month after sixty days.

❋ How Dues Are Set

Current dues are $570/quarter. There is no dues increase in 2026.

Dues increases and special assessments are permitted under the BLPOA Bylaws if approved by two-thirds of the members. 

In 2025, the lagoon property owners approved (by over 90%) an increase in dues to the current $570/quarter beginning April 1, 2025, and a $600 one-time special assessment to repair and replace the bulkhead areas around our maintenance cove at the boathouse on Lagoon Road, and to repair and maintain equipment, including the backhoe and excavator.
